Download the Excel workbook and replace the clearly marked amber example inputs with your figures. Formulas calculate the results automatically. Every workbook includes a Formula guide tab showing each calculation, its cell reference and a plain-English explanation. Save your completed workbook privately; this page does not upload your information.
- Use one row per unit or lease and identify the as-of date in the filename.
- Keep contractual rent, collected rent and concessions separate.
- Reconcile totals to the operating statement and explain vacancies.
- Exclude tenant identity documents and payment account information.
What it helps establish
A clear package lets a capital provider ask specific questions about the asset, sponsor and proposed structure. Reconcile the summary with the underlying records and label estimates. The template supports an initial review; the diligence requirements for the actual transaction may be different.
