Make the first submission useful
A concise summary is enough to start the conversation. Identify your role, who you represent, whether the opportunity has already been introduced and the borrower contact process you propose. Include the requested financing and the transaction deadline.
- Senior bridge: published range $5 million to $50 million.
- Mezzanine debt and preferred equity: published range $3 million to $15 million.
- Co-GP equity: published range $1 million to $4 million.
- Soft deposits: published range $500,000 to $5 million.
Discuss the relationship before proceeding
Broker compensation, engagement, duplicate submissions, confidentiality and borrower communications should be discussed directly and documented where applicable. A website inquiry does not create a fee agreement, exclusivity or a commitment to fund. Set expectations about who is coordinating the borrower and who may receive documents.
Show the constraint that needs solving
If a bank is short on proceeds, show its proposed terms and the remaining gap. If a lender withdrew, explain the reason and what has changed. For a maturity, show the payoff date and extension options. For an acquisition, show the deposit and closing milestones separately. This makes it easier to evaluate a structure than sending only a requested loan amount.
